Securing a Strategic Relocation Site for a National Car Rental Company

Our Real Estate team successfully supported our client who needed legal support to secure the lease and associated agreements when preparing to relocate to a new site. The transaction involved multiple layers of documentation and coordination with the landlord, making it a complex but time-sensitive matter.

The Client

Our client is a national car rental company relocating to a new site. Their primary goal was to secure a lease for the new site, which required the landlord to complete certain works beforehand. The client also planned to carry out internal fit-out works and install electric vehicle (EV) chargers in the car park, which would remain under the landlord’s ownership.

The Challenge

The client needed to ensure that all legal agreements were in place to allow for a smooth transition to the new site. This included:

  • Timing the lease completion with the landlord’s works.
  • Securing rights to carry out internal alterations and install EV chargers.
  • Coordinating multiple documents and permissions, including parking arrangements.
Our Approach

We provided comprehensive legal advice and support across several key documents:

  • Agreement for Lease: Ensuring terms aligned with the landlord’s obligations and the client’s timeline.
  • Lease: Drafting and negotiating terms to protect the client’s interests.
  • Licence for Alterations: Enabling the client to carry out fit-out works.
  • Licence for Car Parking Spaces: Securing access to parking facilities.
  • Side Letter: Addressing specific commercial points not covered in the main agreements.
The Outcome

The matter was successfully exchanged, allowing the client to instruct contractors and begin preparations for the relocation. The legal framework is now in place to complete the lease in time for the move, aligning with the client’s operational goals.
